XEmacs Autoload errors on brand new Mojave machine, everything from scratch

After installing Xcode 10.1 on a brand new Mojave 10.14.1 Mac, installing the latest MacPort and then installing the only xemacs port, I get a split screen with 130 Warnings similar to the first:

(1) (warning/warning) Autoload error in: /opt/local/lib/xemacs/xemacs-packages/lisp/zenirc/auto-autoloads:

Already loaded

I have spent 6 hours trying to find a fix or work-around, to now avail, and there is no other way to install XEmacs. I use XEmacs for work for 20+ years, please help. I found one other person that had this issue and as they mentioned, the only report of the problem offers no fix for Mac. I do not have duplicate packages installed, and if there were, they were installed my port install xemacs, and I cleaned and retried several times.

The problem appears to be related to the way port installs and creates a link in /opt/local/lib

Then when loading, reads twice and I cannot prevent it or the warnings:

/opt/local/lib/xemacs-21.4.22/xemacs-packages/lisp/zenirc/

/opt/local/lib/xemacs/xemacs-packages/lisp/zenirc/
